Valencia, 17 April 2022. For decades, the Orriols neighbourhood has had a wall that separates two streets in the neighbourhood and which, before the intervention of residents, isolated some residents from the rest. This wall now has a hole that allows access to the other part of the neighbourhood. With the approval of this reparcelling, it will be possible to carry out the necessary urban development works to act in the area of Agustín Lara and its surroundings and eliminate this urban development blockage.
“With this action, not only will the connection between the streets be resolved, but also a new green area will be created for the neighbourhood. We are moving forward in this way to solve a problem that has been dragging on for decades, to build together the neighbourhood that the residents of Orriols deserve”, stresses the Deputy Mayor, Sandra Gómez.
The action plan covers an area of approximately 5,571.09 m2 and is located between Avenida Constitución and Calle Baeza. The aim of the works is to open up Agustín Lara Street to Constitución Avenue, thus eliminating the existing urban blockage.
With the reparcelling, a free space will be created at the confluence of these two roads, so that a densely populated area built mainly in the 70s will be freed up. In addition, the portion of the block to the south of Agustín Lara Street will be arranged with a high-rise building typology consistent with the rest of the block and the area.
On the basis of the different widths of the roads it fronts, seven storeys are planned for Avenida Constitución and the newly created free space, and six for Calle Baeza. As for the northern block of Agustín Lara street, it will be coherent with the rest, with seven storeys on the façades facing the Constitución avenue and the projection of the newly created free space and six storeys on the rest of the façade facing Agustín Lara street.
Green area
With this intervention, 864.09 m2 of green area will be increased, 667.78 m2 of road area and the construction of 193 new homes in the neighbourhood is planned. The estimated time to carry out these redevelopment works will be six months and the approximate budget is approximately 806,972.30 euros.
