Seville, September 29, 2025. Metrovacesa, Spain’s leading real estate developer with over a century of history, has begun construction on Residencial Timanfaya, its new development in Palmas Altas, south of Seville, with an investment of €20.7 million.
The project will consist of 74 multi-family homes with 1 to 4 bedrooms, with usable areas ranging from 42 to 108 square meters. All homes will have large terraces for private use. The development will include landscaped areas, a community pool, a paddle tennis court, a children’s play area, and a social club for neighborhood use.
“Residencial Timanfaya is further proof of our commitment to quality housing in a sustainable and modern environment such as Isla Natura,” says Ana Marín Domínguez, Western Andalusia Development Manager at Metrovacesa. “Every project we develop in Palmas Altas combines design, innovation, and energy efficiency, creating spaces that meet the current needs of residents while respecting the natural environment.”
Sustainability and innovation
Residencial Timanfaya has been designed with energy efficiency and comfort in mind, incorporating an aerothermal air conditioning and domestic hot water system. The buildings are designed to maximize natural light and minimize energy consumption. In addition, it will have an A energy rating for consumption and emissions and will be integrated into Metrovacesa’s Domum sustainable building standard. Life Cycle Assessment (LCA) will also be applied to ensure responsible development with a minimal environmental footprint.
A green and connected neighborhood
The development is located in Isla Natura, a new neighborhood covering more than 67 hectares designed with environmental regeneration and energy efficiency criteria in mind. Metrovacesa is developing more than 20 residential developments of different types in the area, all integrated into a sustainable environment. Urban planning prioritizes active mobility and energy efficiency, with large green areas, sports facilities, educational and social centers, as well as bike lanes and pedestrian paths.
Isla Natura will be connected to Seville’s main roads and will have a future station on metro line 3. Its proximity to the Lagoh shopping center and the City of Justice reinforces its role as a new residential and service hub in the south of the city. The Timanfaya Residential development joins other developments already completed in the area, such as Nilo, Sena, Mulhacén, Kilimanjaro, Mont Blanc, Volga, Teide, and Himalaya, which together comprise some 550 free-market homes.
