Metrovacesa signs an agreement with Grupo Avintia to develop 500 high-rise industrialized houses.

Madrid, July 09, 2019 Metrovacesa, one of Spain’s leading property developers, has signed a framework agreement with Grupo Avintia for the development of approximately 500 high-rise industrialized houses in different geographical locations in Spain, which will be executed by Avintia Construcción. The developer therefore launches its new work model that will enable, amongst other things, the construction and delivery times of their homes to be reduced by 30%, given that factory production speeds up execution processes and eliminates the waiting times associated with traditional building methods. Similarly, through this process, improvements in the quality of execution offered by industrialized processes are obtained by using the same materials in the structures and with the same finishes as in traditional construction.

Avintia Construcción will apply Grupo Avintia’s innovative industrialized building system, the Viom System, which enables all the features of a high-rise home to be factory designed and built. This system also incorporates Project-A, an end-to-end service platform of Grupo Avintia which covers the entire value chain of development, from the conceptualization of the project to the marketing of homes and after-sales service.

The 500 homes that will be developed through this agreement will be distributed across different Metrovacesa developments in different parts of Spain. Specifically, the company has already applied for a building license to start the first project of these specifications in Manresa, a complex of 74 dwellings developed as 7 blocks of floors designed by the renowned architect Juan Trias de Bes.

The construction process of these homes will be carried out by overlapping different phases that would normally be impossible to execute at the same time, thus reducing the deadlines for the execution of work and therefore delivery. While the foundation and site preparation work are being carried out, the multilayer panels that will be used to build the homes in the Viom System industrial plants in Talavera de la Reina will be manufactured and later transferred to the plot to be assembled and so bring the architectural project to life.

The challenge faced by both companies is to reach the first high-rise industrialized constructions in the residential sector in Spain, surpassing the 10 floors present in multi-family buildings.

A more efficient process with clear benefits

Industrialization brings numerous advantages, beyond the reduction of deadlines. Among them, this type of construction is less aggressive towards the environment, reduces the volume of waste and optimizes the use of materials and their reuse. This endorses Metrovacesa’s commitment to the sustainable development of all its projects, for which it applies strict criteria concerning energy saving and respect for the environment. “This system allows us to reduce contamination of the environment, both in terms of waste and noise, as the manufacturing process is carried out externally. That is how we recycle all leftover material”, says Juan Núñez Berruguete, Operations Manager at Metrovacesa.

Furthermore, Viom System uses BIM (Building Information Modelling) technology, which enables the entire process to be systematized and managed in a much more precise way, guaranteeing a greater traceability of the execution and quality during the useful life of the building. This technology, which Metrovacesa has begun to implement this year in all its projects, irrespective of their type of construction, minimizes the margins for error and ensuring greater efficiency in the property development process.

Taking into account the general increase in construction costs in the sector in recent years, industrialization is one of the most attractive solutions for developers to tackle this problem. The decrease in the execution time of the projects through this method entails for Metrovacesa greater confidence in completing its business plan and less after-sales than with the traditional system, which will result in greater customer satisfaction.
