Metrovacesa’s Isla Natura reaches half of sales and launches two new developments

Sevilla, 17 January 2023. Metrovacesa, a real estate developer with more than 100 years of history and more than 150 projects under development nationwide, has achieved 57% of the sales of available homes in the Isla Natura neighbourhood in Seville in the last two years.

With a faster pace of marketing than expected, the developer is launching Residencial K2, with 114 new multi-family homes, and Villas del Támesis, comprising 50 exclusive single-family homes.

Both projects are located in Isla Natura, a sustainable neighbourhood of 67 hectares, which aims at the environmental regeneration of a new development area in the south of the city of Seville, with an expected total investment of up to 400 million euros by the developer.

Isla Natura was created with the aim of promoting a new urban development model that is committed to improving local territories and communities. In addition to the residential developments, the developer is carrying out a sustainable redevelopment of the surrounding area that will meet the growing demand for housing in this green ring of the city of Seville.

In addition, the project includes four subsidised housing units (VPP), which underline the developer’s commitment to affordable and accessible housing.

It will also allocate more than 50,000 square metres and green areas for places of public and social interest.

The two new developments on the market are examples of sustainable urban planning.

Residencial K2 is a development comprising 114 multi-family homes, with between two and four bedrooms, with large terraces and solariums in the case of some of the penthouses. The homes also include access to spacious communal areas with a swimming pool for adults and children, a children’s play area and a basement for garages and storage rooms. Residencial K2 will also be the first multi-family development in the sector to be certified with the prestigious Breeam international seal of sustainability.

Villas del Támesis, on the other hand, consists of 50 semi-detached and semi-detached 4-bedroom detached houses with private basement for two parking spaces, storage room and room for multipurpose facilities. In addition, the homes can be personalised with very interesting options such as a private swimming pool, fireplace in the living room, home automation system or photovoltaic panels, among other improvements at a cost. Finally, these exclusive villas offer double orientation that favours light and ventilation, as well as an avant-garde design in a unique enclave.

In line with Metrovacesa’s commitment to the environment, the developments are endorsed with the DOMUN seal and A certifications in emissions and consumption.

In order to guarantee efficiency and sustainability, the design of the houses has been adapted to the environment, with implementations and improvements based on elements that guarantee energy savings.

It should be noted that, thanks to the actions taken during the conception process of the developments, the equivalent of 194 trees, 97 respectively, have been preserved. The facilities guarantee energy efficiency, reduced water footprint and adapted design and access.

18 projects being marketed on Isla Natura

Metrovacesa has around 1,300 homes in Isla Natura and 18 projects being marketed. Palmas Altas is positioned as a new neighbourhood under development in the green ring of Seville. The area has commercial and leisure opportunities, such as the Lagoh Shopping Centre, as well as natural green spaces. The mobility and transport offer makes it possible to enjoy Seville’s capital city just a few kilometres away, without compromising everyday life in this residential area.
