Metrovacesa begins commercialisation of Novolérez IV, its new development in Pontevedra

Pontevedra, 21 January 2025. Metrovacesa, Spain’s leading real estate developer with more than 100 years of history and 114 projects under development nationwide, has begun marketing Novolérez IV, the fourth phase of the residential complex located in Pontevedra city, in a privileged setting next to the Lérez River. This project is part of the new neighbourhood developed on the site of the former TAFISA factory and expands the company’s presence in the area with an investment of 25.7 million euros.

The development, designed by the EAU Arquitectura studio, has a modern building with 133 one- to four-bedroom homes distributed over seven floors (B+6+BC). It also has 237 parking spaces, 133 storage rooms, terraces, and communal areas including a gymnasium and private gardens. These homes have been designed to offer a unique experience of comfort and quality of life, with high-end finishes and personalisation options.

 

Commitment to sustainability

Novolérez IV incorporates systems such as solar panels, guaranteeing low energy consumption and the reduction of CO2 emissions. In addition, advanced thermal and acoustic insulation, together with high-efficiency exterior carpentry and low-emissivity glass, ensure comfort and energy savings in the homes.

In addition, the communal areas include energy-efficient LED lighting and efficient ventilation systems. Water-saving measures have also been implemented, such as low-flow taps and dual-flush cisterns. The landscaped areas with native vegetation and the pre-installation for charging electric vehicles reinforce its commitment to sustainable mobility and care for the environment.

Thanks to these features, Novolérez IV has obtained the highest energy certification, with an ‘A’ rating for both energy consumption and CO2 emissions. This recognition is also reflected in the Domum (Metrovacesa Sustainable Commitment) and Green Seal (Sustainable Building Rating) seals, reaffirming its position as a benchmark in eco-efficient and environmentally friendly housing.

 

Privileged location next to the Lérez River

Novolérez IV is located in the new neighbourhood of the old TAFISA factory, just 500 metres from the pedestrian centre of Pontevedra (Plaza Barcelos). This location offers an excellent connection to the AP-9 motorway and close access to a wide range of services: schools, colleges, hospitals, supermarkets, pharmacies and sports areas. Its proximity to the Lérez river promenade and the Isla de las Esculturas Park, the most important in the city, makes this development an ideal option for enjoying a unique natural environment without giving up urban amenities.

This fourth phase is in addition to the three previous phases already completed in the area, with modern buildings offering a variety of residential options. Novolérez I includes 91 spacious homes with between 1 and 4 bedrooms, ideal for large families, with a heated swimming pool, gym, gourmet room and ample parking. Novolérez II, on the other hand, offers functional 1 and 2-bedroom studios with terraces, designed for smaller families, young or old. Finally, Novolérez III, which still has homes available, offers 80 homes with 2 to 4 bedrooms and penthouses with terraces, thus completing a unique residential complex.
