Granada, 13 February 2023. Metrovacesa, Spain’s leading real estate developer with more than a hundred years of history and more than 120 projects under development nationwide, is making its debut in Granada with the acquisition of a residential plot of land, owned by the Andalusian Regional Government, where it plans to build 200 homes. Specifically, the developer has purchased two plots of land, located in the Cuartel Mondragones sector, for which Metrovacesa has earmarked an initial investment of over 15 million euros, to which will be added the subsequent investment for the development of the project.
The plots have a total surface area of 6,330m2 and are classified for residential use for development, on which more than 500 homes will be built. Specifically, Metrovacesa’s project envisages the development of some 200 free housing units distributed over 7 residential floors, which will be added to the more than 300 subsidised housing units to be promoted by the Andalusian Regional Government in the same sector. The developer’s plan also includes garages, large communal areas and recreational areas.
On the other hand, sustainability and respect for the environment are a strategic priority for Metrovacesa. For this reason, and as is standard practice in its developments, this project will apply measures focused on improving the quality of life of future owners. Among them, it will seek the highest classifications in Energy Certification, applying Metrovacesa’s DOMUM Commitment to sustainability; it will also seek innovative construction solutions to minimise the carbon footprint throughout the life cycle of the building(s), and of course, the application of alternative energies to reduce the consumption of less green energies, with a positive impact on nature.
Aware that buying a home is one of the most important decisions in a person’s life, for Metrovacesa it is essential to know the specific needs of its future customers. For this reason, the development of its first project in Granada will be fully participatory thanks to “The house you are”, a digital experience designed to discover what the perfect home is like for each person and which aims to adapt the final product as closely as possible to the real demand in the city of Granada.
Along these lines, and considering the specific characteristics of the plots, as well as the importance for Metrovacesa of promoting local talent, the developer will launch an architectural competition to select the proposal that best suits the location and the needs of the people of Granada. In this competition, high-level local architects and architectural studios will be invited, as the best experts in the area.
A firm commitment to the Andalusian market
“To start business in Granada is a milestone and a source of pride for us. Granada is a unique enclave, not only for its history and culture, but also for its strategic location and high quality of life. Metrovacesa is firmly committed to the Andalusian market and we could not ignore this location.
With this project, we are seeking to recover the surrounding area in conjunction with the Regional Government and the City Council, enhancing the value of the archaeological site of the Roman villa of Los Mondragones and, at the same time, providing this area with new facilities, always with sustainability and respect for the environment. This, together with the current lack of supply in the immediate surroundings, offers a unique opportunity to position this first class residential development, especially focused on the local public”, said Jorge Pérez de Leza, CEO of Metrovacesa, at the signing ceremony with the Junta de Andalucía.
The developer’s debut in Granada reinforces its solid commitment to Andalusia, where it has a diversified presence and maintains its leading position with a total of 50 active developments totalling close to 3,000 homes, through which it aims to respond to the high demand for new-build housing.
The Mondragones project, in particular, stands out not only for the historic character of the land, but also for how modern and sustainable urban planning is going to recover this environment, giving value to the archaeological site of the Roman villa of Mondragones and at the same time providing the area with new facilities.
