Seville, 23 October 2024. Metrovacesa, Spain’s leading real estate developer with more than one hundred years of history and more than 113 projects under development nationwide, begins the delivery of the first homes in the largest residential development south of Seville, Isla Natura. A neighbourhood of 67 hectares, comprising a total of 2,870 homes and an investment of 400 million euros , including access and urbanisation works, building works and land, as well as 180,000m2 of green areas and public spaces that seek to transform the area into a sustainable neighbourhood through environmental regeneration.
This Metrovacesa initiative not only revitalises the residential offer in Seville, but also facilitates access to new housing, developing 1,800 homes in Isla Natura and including a significant number of social housing units, specifically 330 homes, which join the 950 VPO homes to be built by Emvisesa and Vimpyca.
Its proximity to Los Bermejales, the Lagoh Shopping Centre, the new City of Justice and the northern and southern accesses to the city, ensures an excellent connection with the city centre of Seville.
Metrovacesa has also earmarked specific areas to provide services to this new neighbourhood, such as educational, sports and leisure centres, thus fostering community development. In addition, it will promote sustainable mobility with bicycle lanes and an efficient public lighting network. All the homes are designed to the highest standards of sustainability and energy efficiency, certified with the Green Seal for Sustainable Housing and the developer’s DOMUM label.
The project aims to create a 100% sustainable neighbourhood in the Palmas Altas area and transform the Isla Natura development into a green lung for the Andalusian capital.
The event was attended by José Luis Sanz Ruiz, Mayor of Seville; Rocío Díaz Jiménez, Regional Minister of Development, Territorial Planning and Housing of the Regional Government of Andalusia; Jorge Pérez de Leza, CEO of Metrovacesa; and Antonio Gil, Territorial Director of Western Andalusia for the developer.
This first tour of the residential development marks the start of the delivery of the first homes, symbolising significant progress in the project and the beginning of life in the new neighbourhood. In addition, the event served as an opportunity to inaugurate the opening of the southern access to Bellavista.
The Mayor of Seville, José Luis Sanz, stressed that ‘Palmas Altas is a key project that will allow Seville to expand southwards, with an investment that responds both to the demand for housing and to the need for a more balanced and sustainable city’. Sanz concluded that ‘with this synergy of public-private collaboration, we are moving towards our goal of reaching 700,000 inhabitants, which will improve the city’s financing, increase public services and consolidate Seville as a national and international benchmark’.
Rocío Díaz Jiménez, Regional Minister for Development, Territorial Planning and Housing of the Regional Government of Andalusia, pointed out that ‘Isla Natura will mean a substantial improvement in the urban development of Seville, for several reasons: firstly, because it responds to one of the most important demands today, the possibility of accessing affordable and modern housing; and secondly, because this new development will add new green spaces and recreational, educational and sports uses, as well as promoting sustainable mobility thanks to more than 3 kilometres of cycle lanes’. The Minister of Public Works also acknowledged that it is a ‘satisfaction’ to see how the collaboration between the administrations and private initiative, which has been promoted so much by the Government of Juanma Moreno, is bearing fruit.
In the words of Jorge Pérez de Leza, CEO of Metrovacesa: ‘This project is crucial because of Metrovacesa’s historic connection with Andalusia. Our commitment to this city model in Seville shows our commitment, together with public bodies, to respond to current social and economic needs in terms of housing, without forgetting quality and bearing in mind our firm commitment to innovation and sustainability as the transforming pillars of the real estate sector’.
Antonio Gil, Metrovacesa’s regional director for Western Andalusia, said: ‘Metrovacesa will develop around 1,800 of these homes, of which 330 will be VPOs under the Junta de Andalucía’s VIVE plan. Our aim is to contribute to making this project accessible to all. Isla Natura is the largest residential development in the south of Seville, providing the city with a neighbourhood with criteria of sustainability, energy efficiency and environmental regeneration’.
