Metrovacesa, one of the leading real estate developers in Spain, has completed the delivery of Residencial Patraix, a project comprising 152 homes in the Valencian neighborhood of Patraix. The development, which has required a total investment of 32 million euros, reinforces the company’s presence in one of the city’s most consolidated and expanding urban enclaves.
The delivery of homes has already reached 35% of the total development, consolidating the development of a project designed to respond to the growing residential demand in Valencia.

Residencial Patraix consists of two nine-story buildings that house 2, 3 and 4-bedroom homes, all of them with terraces. The complex incorporates common areas oriented towards wellness and community life, including a swimming pool with solarium, gym, social club and bicycle parking spaces, making up a residential proposal designed to adapt to the current needs of households.
The development has been conceived under criteria of sustainability, energy efficiency and construction quality, incorporating solutions aimed at improving thermal and acoustic comfort, optimizing energy consumption and reducing environmental impact. Residencial Erithea Phase 2 has common areas designed to promote the well-being of residents, including a communal swimming pool, landscaped areas, walking areas and a children’s playground, all in a gated community.
The project incorporates double A energy rating and will be developed in accordance with the standards of Metrovacesa’s Domum commitment, also having the Green Seal, which certifies its energy efficiency and respect for the environment.

A market strained by demand growth
The delivery of Residencial Patraix takes place in a context of strong dynamism in the Valencian residential market. According to the analysis carried out by Metrovacesa R3search, in the last four years, the accumulated deficit in the province already exceeds 44,000 homes and production barely covers 69% of the real demand. In this context, the Patraix neighborhood concentrates close to 20% of the entire supply of new construction in Valencia city, according to the sectoral report of the Housing Observatory Chair of the UPV. In this scenario, the completion of new developments is key to help balance the market and improve access to housing.
