Metrovacesa delivers the homes of Phase II of Residencial Q and thus concludes the development of La Gran Manzana in Quart de Poblet (Valencia).

Valencia, March 7th, 2023. Metrovacesa, a leading real estate developer in Spain with more than one hundred years of history and more than 120 projects under development nationwide, has recently delivered one of its main BtR projects, in Quart de Poblet, the second phase of Residencial Q, which will be entirely destined to be rented by the buyer. By number of homes, it is one of Metrovacesa’s most significant developments in the Valencian Community at present.

The delivery of this project represents the completion of the complex known as La Gran Manzana, where Metrovacesa has developed and delivered close to 300 homes and 9 commercial premises since 2020.
The culmination of this Urban Development Plan gives rise to the consolidation of Molí de Animeta, the new sector under development in Quart de Poblet, adjacent to La Gran Manzana, which has been open to the public for a year, with the first homes already under construction and where Metrovacesa has started marketing its new project in the town, Molí Mistral, this past February.

Residencial Q phase 2 consists of 147 homes, between 74m2 and 148m2 and has different types of homes with between 1 and 4 bedrooms with different orientations. The complex, consisting of two mid-rise buildings, has commercial premises, a communal swimming pool, a children’s area and a garden. The new residents, in addition to having access to the spacious common areas, will have parking spaces and storage rooms.
Given that the second phase of Residencial Q will be entirely for rent, the launch of these homes on the market will be a great boost for the supply of new housing in this segment, which is especially strained in cities like Valencia and neighboring towns like Quart de Poblet, where the market for brand new homes for rent is scarce.

Residencial Q phase II, a project for which Metrovacesa has earmarked an investment of more than 22 million euros, is located very close to the center of the town of Quart de Poblet and stands out for its proximity to the center of Valencia, just 11 minutes away by Metrovalencia. It also has excellent communications and transport links, as it is located just 7 minutes from the Valencia airport, located in Manises.
With the delivery of this project, the company consolidates its results in the Levante Delegation and specifically in the province of Valencia, a strategic enclave within the company’s business plan, where it plans to develop a large number of homes for Build to Rent (BtR), in order to meet the demand for new construction in this market.

Overall, the company already has 21 active developments in Levante with a total of 1,351 new homes, among which there are two more BtR projects totaling 206 homes to be delivered by the end of 2023 and the beginning of 2024.

For the design of this project Metrovacesa has selected the prestigious Valencian architectural firm of Quino Bono Safont, author of relevant architectural projects throughout the province. In addition, for the development of the construction works, Metrovacesa has relied on a prestigious firm with extensive experience in building works at an international level, such as Ferrovial.
