Madrid, May 22nd, 2026. Metrovacesa, one of the leading real estate developers in Spain, with more than one hundred years of history, and with a consolidated track record in innovation applied to the residential business, has launched the second edition of Metrovacesa AI Challenge, an initiative developed together with TheFringe/LABS to identify solutions based on artificial intelligence capable of providing real and measurable improvements within the developer business.
After a first edition focused on promoting the development of proposals related to AI applied to the real estate sector, the call is now evolving towards a model oriented to the actual implementation of solutions within the company’s operations. Under the slogan “From proposal to implementation. Your project in production”, this new edition focuses on viable, scalable tools that can be integrated into real business processes.
“In this second edition we want to go a step further and bring artificial intelligence closer to the operational reality of the developer business. We are looking for solutions capable of solving specific challenges, improving processes and generating a tangible impact on efficiency and decision-making within the company,” says Jorge Pérez de Leza, CEO of Metrovacesa.

Projects with real operational impact
The call is aimed at proptech companies, technology companies, startups, artificial intelligence solution providers and innovation centers capable of developing projects applicable to different areas of the value chain of the developer business.
The areas included in this edition include land analysis and valuation, urban planning and development, architecture and product design, construction, sustainability, marketing, customer experience, financing, after-sales, Build to Rent, internal data management and process and cost efficiency.
Participating projects must present concrete and executable proposals, including functional demos, prototypes or workflows that allow visualizing the operation of the solution and its potential for integration into the company’s activity.
Metrovacesa’s committee of experts will especially evaluate aspects such as the estimated return on investment, the improvement of operational efficiency, the technical feasibility of integration and the strategic potential of each proposal. In addition, the selected projects will be able to explore ways of future collaboration with different business areas of Metrovacesa.
Registration will remain open until July 16. Subsequently, Metrovacesa and TheFringe/LABS will select the finalist projects, which will present their solutions to a committee of experts from the company between September and October. The initiative will finally recognize three winning projects.
AI Challenge at SIMA 2026
Metrovacesa will present this new edition of AI Challenge during SIMA 2026 in the session “Metrovacesa AI Challenge: Reinventing the efficiency of the real estate sector through AI”, focused on the impact of artificial intelligence on the real estate business and the opportunities it offers to improve efficiency, productivity and decision making within the sector.
The session will include the participation of Jorge Pérez de Leza; José Manuel de la Chica; Carmen Chicharro; and David Hueso.
With this initiative, Metrovacesa continues to promote the incorporation of technology capable of accelerating the transformation of the development business and contributing to a more efficient, innovative and sustainable evolution of the real estate sector.
