Metrovacesa is developing its largest residential project in Spain in Los Cerros
  • The company plans to develop approximately 2,000 homes in this new area in southeast Madrid.
  • The neighborhood will be home to more than 14,000 households, 50% of which will be subsidized.

Madrid, June 12, 2026. Metrovacesa, a real estate developer with over a century of history, held an opening ceremony today to mark the launch of its commercial operations at Los Cerros, one of the largest residential developments currently underway in Madrid and one of the company’s strategic projects for the coming years.

The meeting brought together representatives from the Madrid City Council, the Community of Madrid, the Los Cerros Land Readjustment Board, and Metrovacesa, who highlighted the role of this new urban development area as one of the main responses to residential growth in the capital.

Located in the Vicálvaro district, between the municipalities of Coslada, El Cañaveral, and San Fernando de Henares, Los Cerros will feature more than 14,000 housing units, half of which will be affordable housing. The project also includes nearly 170 hectares of green spaces and more than 1.7 million square meters of natural areas connected to the Metropolitan Forest.

Its location and connectivity—with access to the M-45 and R-3 highways and future public transportation infrastructure—make it one of Madrid’s main hubs for residential growth in the coming years.

“For Madrid to remain a competitive, inclusive region capable of offering opportunities, it is essential that the development of new housing keeps pace with the needs and growth of the population,” said Jorge Pérez de Leza, CEO of Metrovacesa, who emphasized that expanding the residential supply with a balanced mix of housing types and ownership structures is key to meeting existing demand.

During his speech, Álvaro González López, Director of the Housing Policy Department at the Madrid City Council, stated: “There is room for everyone in Madrid, and our housing policies must allocate the necessary means and resources to achieve that goal: access to affordable housing. To that end, the City Council will make land available to build more than 2,000 public housing units, 650 of which are included in Phase 1 of Los Cerros.”

In the words of Ramón Cubián Martínez, Director General of Land Use at the Regional Ministry of the Environment, Agriculture, and the Interior of the Community of Madrid: “The Community of Madrid is fully committed to new urban development projects such as the one we are involved in here, Los Cerros. Public-private collaboration has been essential to get us this far; this will provide Madrid with the land and housing supply it needs for sustainable growth.”
