Oviedo, June 1, 2026. Metrovacesa, one of the leading real estate developers in Spain, with more than one hundred years of history, has launched Residencial Nea, a new development located in Pontón de Vaqueros, in the northeast of Oviedo.
The project will consist of 38 two- and three-bedroom homes distributed in a four-story building designed to offer spaciousness, luminosity and connection with the surroundings.
With an estimated investment of 9 million euros, this project represents the company’s second development in the Asturian capital, following the launch of Residencial Vestawhich is currently under construction, and Residencial Nyx, for which a building permit has been granted.
Residencial Nea will be developed in one of the new residential growth areas of Oviedo, destined to become one of the main references for new construction in the city. The surrounding area stands out for its green areas, facilities, its proximity to the Central University Hospital of Asturias (HUCA) and its good connection to the city center.

Residencial Nea has been designed to offer functional, bright homes with terraces as the main feature. The development will have 2 and 3-bedroom homes adapted to different residential profiles, with different orientations and layouts.
All homes will have a terrace, garage and storage room. In addition, the project will include penthouses with large outdoor spaces oriented to enhance the entry of natural light and promote the enjoyment of outdoor areas.
The common areas have been designed for the daily use and well-being of the residents. These include an outdoor swimming pool, green areas and a community room, creating a residential environment oriented towards coexistence.
Sustainability, efficiency and residential comfort
Residencial Nea will incorporate construction solutions and systems aimed at improving the thermal and acoustic comfort of the homes and reducing energy consumption. The project will have an exterior thermal insulation system (SATE), carpentry with thermal bridge break and double glazing with high energy and acoustic efficiency.
The development will also have a centralized aerothermal system supported by photovoltaic panels for the production of domestic hot water and underfloor heating with thermostatically controlled heating in the living room and bedrooms.
The project will also incorporate pre-installation for electric vehicle charging in garages and measures aimed at reinforcing the sustainability and energy efficiency of the residential complex.
A residential area connected to Oviedo
Residencial Nea is located in the Prados de la Vega neighborhood, a new urban development located approximately 2.5 kilometers from downtown Oviedo. The surrounding area has access to services, educational centers, sports facilities and commercial areas.
