Metrovacesa obtains provisional qualification for protected housing at Residencial Plathea

Valencia, 27 March 2025. Metrovacesa, Spain’s leading real estate developer with more than 100 years of history and 114 projects under development nationwide, has obtained provisional qualification for its Plathea development of 157 subsidised housing units in Sagunto, under the new decree 180/2024 of the Generalitat Valenciana. The company is one of the first developers to receive certification under this decree.

This new decree regulates since last December the legal regime of public protection in the Valencian Community. In addition, the developer also has the municipal licence and plans to begin construction work during the summer of this year. To this end, it has invested 24.5 million euros in this project, which focuses on developing accessible and environmentally-friendly housing.

Residencial Plathea is a subsidised housing development that was created with the aim of facilitating access to housing for citizens with fewer resources. It has 2 and 3-bedroom units designed with the needs and profiles of their future inhabitants in mind; offering solutions for young people looking for their first home, for the elderly who need greater protection and, in general, for those looking for a main home adapted to their needs.

As this is a Limited Price Subsidised Housing, it can only be used as a habitual or permanent residence, it is built on subsidised land and access to it is subject to a series of conditions. In general, in order to be eligible, there are a series of requirements such as not owning another property, an economic capacity that does not exceed 6.5 times the IPREM, based on 14 payments, and that the use of the property is a habitual residence. In addition, Metrovacesa, in accordance with the new decree on Public Subsidised Housing (VPP) in the Valencian Community, has reserved 30% of homes for people under 35 years of age who meet the requirements established in this regulation.

Residencial Plathea has buildings that promote sustainability and contribute to improving both the environment and the neighbourhood in which they are located. Metrovacesa’s approach focuses on a constructive design with passive measures, optimising the use of natural resources to improve energy efficiency. We also incorporate solutions to reduce dependence on non-sustainable sources, and use energy-efficient systems for the production of domestic hot water, which minimises energy consumption. In addition, eco-efficient materials and construction systems will be used to ensure a lower environmental impact throughout the life cycle of the building.

The development is located in Puerto de Sagunto, very close to the beach and the Sierra de Calderona Natural Park. It has all the necessary services in the area, such as the local commerce network of Puerto de Sagunto, schools, supermarkets, health centre, etc. It stands out for its sustainable design in accordance with this privileged environment.
