Metrovacesa, one of the leading real estate developers in Spain, with more than one hundred years of history, has obtained the building permit for Adagio, its new residential project located in Cancelada, on Estepona’s New Golden Mile. The development, which will involve a total investment of 29.1 million euros, will comprise 80 2 and 3-bedroom homes distributed in a residential complex designed to blend in with the natural surroundings of the Costa del Sol.

Located between Marbella and Estepona, Adagio is located in Cancelada, one of the most consolidated residential areas with the greatest projection on the Costa del Sol. The development will have 80 2 and 3 bedroom homes with terraces and/or gardens, including 10 duplexes and 4 townhouses.
The project has been conceived to offer homes oriented to comfort, privacy and connection with the environment, thanks to a staggered architectural layout that favors unobstructed views of the mountains and the Mediterranean coast. Many of the homes will also have sea views.

A residential market driven by structural demand
Adagio’s obtaining of the building permit comes against a backdrop of high residential demand in the province of Malaga, one of the most dynamic real estate markets in Spain. According to the latest Metrovacesa R3search analysis, the province has gained more than 18,000 inhabitants in the last year and continues to record intense residential activity, driven by both national and international demand, which already accounts for 38% of home sales and purchases.
Despite the recovery in development activity, Malaga maintains an accumulated deficit of around 12,800 homes generated between 2021 and 2025, reflecting a demand that for years has grown above the market’s production capacity. This imbalance continues to exert pressure on residential prices, which have increased by 10.1% in the last year.
