- Metrovacesa hopes to boost residential supply in the city, encouraging access to the highest quality new homes
Lleida, 3 April, 2019. Metrovacesa, Spain’s premier property developer, this morning showcased the Torres del Cel development in the city of Lleida. Félix Larrosa, mayor of Lleida, along with company managers and the renowned architects Patxi Mangado, Ramón Sanabria and Ramón María Puig, detailed the project’s features. It is intended to boost one of the city’s chief areas of growth and construction work has only just begun.
Metrovacesa will invest nearly €41 million in this development, aiming to improve the supply of new-build homes in the city and encourage development of the surrounding area. Metrovacesa is relying on Avintia Construcción to carry out the work.
The Torres del Cel project will see the construction of 196 homes in two towers, 70 metres high, each with 21 floors, which will shape a new urban landscape in the city. In addition, the development will have 210 parking spaces and 112 storage rooms in two underground floors, as well as 4 business premises on the ground floor. Construction has just begun on the first tower, which will have 98 homes of 1, 2, 3, 4 and five bedrooms with generous terraces. We forecast that the handover of homes in this first phase of the development, currently being marketed, will happen in the second quarter of 2021.
These Metrovacesa homes are located in an exclusive setting, right next door to the Palacio de Congresos de La Llotja, overlooking the river Segre, the backbone of the city. This area, completely consolidated and right at the heart of Lleida’s economic community, has a huge number of public services nearby. There are sports centres, health centres and excellent transport links. The residential complex is barely 10 minutes on foot from the Lleida train station and less than 15 minutes from the city’s old quarter.
The Torres del Cel development is avant-garde in design, with rational lines that give it a strong iconic character in the city’s urban landscape. This is all thanks to the work of the prominent team of Lleida architects, Ramón Sanabria and Ramón María Puig who have a solid work record in architecture and urban planning, together with the renown Navarre architect Francisco Mangado who won the Mies van der Rohe 2017 Prize and the 2018 National Architecture Prize.
Leaders in quality and innovation in customer service
With its commitment to sustainability that runs through all its development projects, Metrovacesa will build these homes to the highest quality standards, with the safety and comfort of its inhabitants always in mind. The residential complex will have the highest energy rating as features such as a building’s geometry, the layout of the façade windows and the proposed thermal insulation system have been taken into account, all of which will contribute to reducing heat loss. The complex will also have charging points for electric cars in the car park and all homes will have a a fire alarm and a humidity regulation system to improve the interior air quality, with notable energy savings.
Betting on Lleida.
Besides Torres del Cel, Metrovacesa has more land to build another 250 homes in the city. Also worth highlighting is the Imspira Residential development, 99 homes already being built. This complex is located in the large urban L’Aigua Park, between the Cappont and La Bordeta districts, another of the city’s main areas of expansion. This residential complex has 3 and 4-bedroom homes ranging from ground-floor duplexes to penthouses with a solarium. There is also an extensive communal area of more than 4,000 m2 with two pools, a paddle tennis court and a children’s playground. Construction on this project, due to finish in the first half of 2020, has seen investment of more than €21 million.
