Metrovacesa strengthens its commitment to the Valencian Community with more than 1,000 homes under development and major urban projects

Valencia, 11 December 2025. – Metrovacesa, one of Spain’s leading property developers with over 100 years of history, is strengthening its role as a residential driver in the Valencian Community with a total of 14 active developments and over 1,000 homes under construction. The region is one of the company’s strategic pillars in the Mediterranean arc, accounting for 11% of its national land portfolio and occupying a prominent position in the main urban, metropolitan and coastal markets.

Metrovacesa’s volume of activity in the Valencian Community currently stands at 1,078 homes under development, of which 920 are private housing and 158 are social housing. The company has 511,000 m² of land in the region, with a highly mature structure comprising 80% of finalised land, which gives it a high capacity to activate new projects in the short and medium term.

In total, the Valencian Community accounts for €300 million in GAV, distributed between the province of Valencia (€216 million, 8% of the national total), Alicante (€54 million) and Castellón (€30 million). This distribution allows Metrovacesa to maintain a balanced activity in the three territories, combining large urban developments with consolidated residential developments in areas of high demand.

 

Three major urban developments: Benimaclet, Vinival and Turianova

Metrovacesa’s activity in the Valencia metropolitan area will be reinforced by three of the most significant urban development projects in the region, adding more than 1,400 additional homes and representing a firm commitment to urban regeneration and the creation of new models for sustainable cities.

The Benimaclet Integrated Action Programme envisages 471 homes developed by Metrovacesa, within a total area that could reach 1,300 homes. The project includes 30,000 m² of green spaces and public facilities, making it one of the capital’s major urban transformations.

In Vinival, Metrovacesa will develop 869 homes out of a total of 974 planned. The development will include more than 36,000 m² of green spaces and public facilities, creating a new integrated urban environment next to the Valencia metropolitan area.

Meanwhile, in Turianova, a new urban sector located to the south of the city of Valencia, 98 homes are planned within a development that aims to become a new connected, modern and sustainable neighbourhood.

Commitment to access to housing

Metrovacesa has one of its largest concentrations of social housing in Spain in the Valencian Community, in line with its commitment to facilitating access to housing and strengthening public-private partnerships. It currently has 158 social housing units under development in the region, mainly concentrated in Residencial Plathea, near the Port of Sagunto.

In addition to this activity, it is planning large urban developments in the Valencia metropolitan area, which will significantly strengthen the future supply of affordable housing. In Benimaclet, 30% of the 471 homes planned by Metrovacesa will be social housing, while in Vinival, 313 more homes are planned, out of a total of 974. These areas account for a very significant proportion of the total number of homes planned, underlining the company’s commitment to inclusive and balanced city models.

All these actions are aimed at meeting the demand of young people, families and priority groups defined by regional regulations, especially in metropolitan corridors with the greatest residential pressure.

Balanced activity in Valencia, Alicante and Castellón

Metrovacesa’s activity in the Valencian Community combines strong momentum in the Valencia metropolitan area with residential projects tailored to the specific characteristics of Alicante and Castellón.

The province of Valencia accounts for 11 of the 14 active developments, with projects in the capital such as Patraix (152 homes) and Nova Urbe II (83 homes) and in the surrounding metropolitan area, where projects such as Villas del Garbí (25 homes), Residencial Vora (98 homes) and Marella Puig (19 homes) respond to the demand for single-family homes and the search for spacious living. In the Sagunto area, the company is developing a range of subsidised and private housing with developments such as Plathea and Allegro.

In Alicante, Metrovacesa adapts its activity to a market with marked urban dynamism and international appeal, with projects in the capital such as Residencial Thalassa (47 homes) and Residencial Abelia, or the already completed developments of Nazhar and Nou Nazhar in Sant Joan d’Alacant, a municipality where international buyers account for up to 31% of transactions.

In Castellón, the company focuses its presence both in the capital and on the coast of Benicàssim, where developments such as Villas del Mar (18 homes) and Residencial Tossal (67 homes), the next development to go on sale, are aimed at a consolidated residential and holiday market, characteristic of the Castellón coastal corridor.
